There is also a wider market trend supporting developments like this. Guests are increasingly seeking destinations within destinations. Rather than simply booking a home and exploring elsewhere, many now prefer areas where the lifestyle begins the moment they arrive. For investors, timing remains key. Entering earlier in a large-scale waterfront development often allows for stronger positioning as the area matures. While long-term performance will always depend on market behaviour, guest demand and broader tourism movement, the foundations being built here suggest strong relevance for the holiday home category.

As Dubai continues to stretch outward, its most compelling opportunities often begin where land meets water. The city’s coastline has long defined its most iconic stays, and Dubai Islands may well become the next chapter in that story.
